Terms of Service

MetroSgnl ("MetroSgnl", "we", "us") is a market information service operated by Dylan Joubert, 204 Atlantica, 3 Rocklands Rd, Three Anchor Bay, Cape Town, Western Cape, South Africa, 8005. You can reach us at hello@metrosgnl.com. These terms govern your use of the service. By using MetroSgnl you agree to them.

MetroSgnl reads major US multifamily rental markets. It presents each metro as a condition, from Tight to Oversupplied, and a direction, heating or cooling, drawn from public data sources including Zillow ZORI, the US Bureau of Labor Statistics, FRED, the US Census Bureau and Redfin. Every figure is labelled with its source and the date it applies to.

MetroSgnl is information, not advice. It is not investment, financial, legal, tax or real-estate advice. We are not a registered investment adviser, broker-dealer, or financial institution, and nothing on the service creates an advisory or fiduciary relationship. We describe where markets stand and which way they are moving. We do not tell you what to buy, sell, hold or price, and we do not value individual properties. Data comes from third-party sources that update on their own schedules and may be revised after we publish. AI-generated commentary can contain errors and is not a substitute for your own diligence. You are solely responsible for your decisions. See also our disclaimer.

Access uses an email sign-in link, so there are no passwords to manage. Keep access to your email account secure, since anyone with it can reach your account. An account is for one person. Tell us at hello@metrosgnl.com if you think someone else has used your account.

MetroSgnl Pro is $39 per month and renews automatically each month until you cancel. There is no fixed term and no minimum period. You can cancel anytime from your account settings or by emailing us, and you keep Pro access until the end of the period you have already paid for.

You can request a full refund within 14 days of your first payment. After that window, monthly payments are non-refundable, because the month of access has been provided; you can still cancel to stop future charges. Full detail is in our refund and cancellation policy, which forms part of these terms.

Payments are processed by Polar, acting as our merchant of record. This means Polar is the seller of record for your subscription: it takes the payment, issues your receipt, and handles any sales tax or VAT that applies to your purchase. Polar's own terms and privacy policy govern the payment transaction itself, alongside these terms which govern your use of the service.

Refunds are issued back to your original payment method. If you pay in a currency other than your own, your bank or card issuer may apply a conversion rate or fee that is outside our control.

You may use MetroSgnl and its exports for your own analysis and internal business use, including in materials you prepare for your own clients. That is what the service is for.

You may not resell, redistribute or republish the data or reads as a competing product or feed; extract data in bulk beyond the export tools we provide; share your account with others; attempt to breach, overload or disrupt the service; or use it for any unlawful purpose.

The underlying data originates from public sources and remains subject to those sources' own terms. Our analysis, presentation, wording and design are ours. We grant you a personal, non-exclusive, non-transferable licence to use the service and its outputs for the purposes described in section 06, for as long as you comply with these terms.

We aim for continuous availability but do not guarantee it. The service depends on third-party data sources that can change, lag or fail. Where a figure is unavailable we mark it as unavailable rather than estimating it. We do not currently offer an uptime commitment or service credits.

MetroSgnl is provided on an "as is" and "as available" basis. Because it is information and not advice, you rely on it at your own risk.

To the maximum extent permitted by law, we are not liable for any indirect, incidental, special or consequential loss, or for any lost profit, lost opportunity, or loss arising from a decision you made in reliance on the service. Our total liability to you for any claim relating to the service is limited to the amount you paid us in the twelve months before the claim arose.

Nothing in these terms limits or excludes any liability that cannot be limited or excluded by law, including any mandatory consumer protections that apply to you in your own country. Where such protections apply, they stand regardless of anything above.

These terms are governed by the laws of South Africa, where MetroSgnl operates, and the South African courts have jurisdiction over any dispute about your use of the service. We chose our home jurisdiction because it is where the business is run; the payment transaction itself is separately governed by Polar's terms as merchant of record.

If you are a consumer in another country, this choice does not take away the mandatory consumer protections of the place where you live. Those continue to apply to you alongside these terms.

We may update these terms as the service changes. If a change is material, we will tell you by email or in the product before it takes effect. Continuing to use MetroSgnl after that means you accept the updated terms.

You can stop using MetroSgnl at any time by cancelling and no longer signing in. We may suspend or close an account that breaches section 06, or for non-payment, giving notice where it is practical to do so.
